ABOUT THE TEAM The Design & Construction team at Anduril delivers the factories, labs, offices, and secure spaces that enable our teams to design, build, and deploy advanced defense technology. Our projects span high-performance manufacturing facilities, mission-critical secure environments, and collaborative workspaces, giving our team exposure to a unique and wide variety of technical and operational challenges. We operate as a connected team to our strategic real estate planning team and to our operations functions; understanding that strong performance across the complete facilities life cycle is necessary for success. ABOUT THE JOB We are looking for a Director of Pre-Construction who will lead a team of subject matter experts focused on due diligence, project programming, and project peer review. This role will report to the Sr. Director of Design & Construction and have a strong line of connection to both the Strategic Real Estate (SRE) and broader Design & Construction Project Managers who will partner with these team on project initiation and then assume responsibility at the point where the project is approved. The Due Diligence responsibility will ensure the site selection process is informed by in depth analysis of the property, infrastructure, site layout, and other decision criteria. The Director’s team will be responsible for initial estimates, scheduling, and developing a vendor strategy in concert with the assigned Construction Project Manager. Project Programming will lead the initial design process with the business line to identify and solidify scope requirements and initial layout, balancing current and future needs with capital investment. As part of the design process, the Pre-Construction team will also complete reviews of design plans to ensure documents align with Anduril’s guidelines. This leader’s team will consist of 4-6 subject matter experts with building infrastructure and industrial design background. In addition to supporting project execution, this group of SME’s will own the development and maintenance of technical infrastructure guidelines. Project types will range from office to industrial research facilities to manufacturing centers that can be ground up developments, tenant improvements, or stand-alone infrastructure improvements. As a member of the Design & Construction leadership team, this role will be expected to think and act broadly across the team and organization to ensure strong connections between RE&F and Anduril. It is also expected this role will help further our team efficiency by helping to improve our methods of work and providing insight into ways to further improve our impact. WHAT YOU’LL DO Leadership: Establish business plans that align business strategy and financial objectives Build team vision and methodology (process, tools) that enables RE&F to implement real state strategies that balance potentially competing demands of scope, cost, and schedule. Develop a connection to industry to understand future trends and opportunities. Build a strategy that tests strategies and assesses new solutions to evolve Anduril’s approach to design and construction. Maintain strong leadership connections with internal stakeholder teams and key business line leaders to form connections, address issues, and identify opportunities. Create a culture of one-RE&F attitude in support of the broader organizational and Anduril initiatives. Demonstrate by action the importance of building and nurturing a team-centered mindset. Execution: Establish a cadence with projects to include deliverables summarizing findings, recommendations, and opportunities. Facilitate scoping decisions at velocity while optimizing solutions. Own and influence design guidelines that relate to technical infrastructure. Build a ‘Project Triage’ service that assists with solutioning unexpected issues related to technical systems that arise during projects. Business Insight: Establish core business metrics that inform smart investment decisions. Capture and present business performance including efficiencies and savings achieved. Assess portfolio optimization opportunities and present cost/benefit. People Development Hire highly capable team members who advance the overall department skillset. Establish individual career development plans that align with business needs and individual career interests. REQUIRED QUALIFICATIONS Minimum of 12 years of progressive experience in construction with accountability for infrastructure systems (mechanical, electrical, and industrial operations) Minimum 5 years of management experience In-depth knowledge of construction means and methods, materials, MEP systems and building codes Full knowledge of the design and construction life cycle from site selection through facilities integration Ability to effectively adapt to ambiguity and changing priorities The ability to effectively communicate at varying levels of organization Willingness to travel up to 20% of the time Must be a U.S. Person due to required access to U.S. export-controlled information or facilities PREFERRED QUALIFICATIONS Experience with advanced manufacturing-related projects Experience with construction management software Education: Bachelor’s degree in civil engineering, Architecture, Construction Management, Electrical, Mechanical, or Industrial Engineering. Experience with ICD-705 and TEMPEST-related policies and guidance is welcome US Salary Range $220,000 - $292,000 USD The salary range for this role is an estimate based on a wide range of compensation factors, inclusive of base salary only. Actual salary offer may vary based on (but not limited to) work experience, education and/or training, critical skills, and/or business considerations.
